Approach
Villa Santini is located along a private track leading off the main road from Pollensa to Alcúdia and situated at the bottom of the towering Puig de Maria (Mary’s Mountain). Here amid rural scenery you will find the pastel-yellow painted Villa Santini; a small but comfortable villa with simple charm. From the parking area to the side, a path leads you to the front terrace and into the open-plan living space.
Ground Floor
This villa has a country-cottage style with white-washed walls, simple furnishings and tiled floors. The open-plan living/dining room contains a lovely open fireplace in front of a dining area with a wooden table and six chairs. The cosy sitting room has a sofa, two armchairs and coffee table and a small shelving unit with colourful ornaments. A charming alcove in the wall holds the curving staircase that leads to the first floor.
At one end, the room opens towards the kitchen; here there is a small table and chair, and opposite, a large free-standing fridge/freezer. The compact but functional kitchen has wooden units, an oven/hob, microwave and a stainless steel sink beneath a small, sunny window. A wooden door opens onto the gardens.
Also on the ground floor is the master bedroom which has two wooden-framed twin beds, bedside table with a small reading lamp and a large chest of drawers beneath a wall mirror. A door leads to the en-suite bathroom which has a white suite comprising of bath, toilet, washbasin and bidet. The tiled bathroom has an over-bath shower and a patterned shower curtain.
First Floor
The first floor is home to the remaining two bedrooms which have white-painted beamed ceilings and windows looking out over the beautiful countryside. The first is furnished with twin beds and the second with a double bed and both are similarly furnished with a chest of drawers, mirror and bedside cabinets. They also share the use of a separate, tiled bathroom with bath, over-bath shower, toilet, washbasin and bidet.
Outside
Stairs lead from the back of the villa up to the roof terrace, from where there are lovely views across the green and ochre countryside stretching out in front. You can also admire the towering hillside of the Puig de Maria on the left.
The mature gardens surrounding Villa Santini are filled with cacti, rockeries, spiky palms, vibrant coloured flowers and leafy shrubs. The garden is bordered and secluded by green hedges and small walls. The rectangular pool is lightly raised and features integral steps to lead you gently into the cooling water.
At the front of the villa is a covered terrace with an adjacent barbecue area which also has a traditional bread oven. Here, underneath the shaded terrace there is a garden dining table and chairs – what better place to look out across the countryside and enjoy a long, lazy lunch.

Location
Villa Santini is located along a private track leading off the main road from Pollensa to Alcúdia, near the towering hill of Mary’s Mountain. Although it enjoys a fairly peaceful rural setting, it is only 1km from Pollensa town and there are some neighbouring villas nearby.
The quaint old town of Pollensa has a variety of restaurants, bars and shops along its narrow streets, dating back to the 18th Century. On Sunday mornings, a market fills the café-lined Placa Major square with stalls full of fresh fruit, flowers and local crafts.
The beach at Puerto Pollensa, about 6km away has warm, shallow waters - ideal for families with small children. It offers a selection of water sports, and facilities such as beachside cafes and sunbeds/parasols. However, there are also a number of small coves in the surrounding area for those who want more peace and seclusion. The bay itself is home to an array of luxury yachts, as well as colourful local fishing boats. In the evening, take a stroll along the Pine Walk promenade, a pedestrian walkway overhung by palms and fragrant pines. This stretches from the marina to the beach, past luxury villas and apartments.
From the villa you can see the Puig de Maria (Mary’s Mountain) where nuns first settled in 1371. A rather hazardous road or an hours steady climb will lead you up the hill to the present-day convent, which has stunning views over the island and the wafting scents of incense and woodsmoke.
